What Is a Retail Void?
A retail void is a retailer or category that appears in a comparison market but not in the target area being studied. That absence is a starting point for investigation, not proof that demand exists. A void may exist because the market genuinely lacks that retailer, or for reasons unrelated to opportunity, such as a retailer's own expansion strategy, site requirements, or the trade area comparison itself. Use Void Analysis results alongside demographics, traffic counts, and trade area data to judge whether a void reflects a real opportunity for a given lease or market.
